Step 1. Identifying Rental Search

For tenants, the process starts by defining your ideal rental. I’ll work with you to understand your budget, preferred neighbourhoods, and must-have features. You’ll gain access to both MLS-listed and exclusive off-market rental opportunities to help you secure a property that fits your lifestyle and needs. For landlords, I assess your property, evaluate market conditions, and recommend a competitive rental price to attract high-quality tenants.

Step 2. Required Documents

Whether you’re a tenant applying for a property or a landlord reviewing applicants, documentation is a critical step. I guide tenants in preparing a professional, complete application package and assist landlords in understanding the documents required to properly screen applicants. Typical required documents include an employment letter or proof of income, recent pay stubs or bank statements, a full credit report with score, photo identification, a rental application form, and references (if requested). I ensure that all documentation is clear, organized, and positioned to support a successful rental application.

Step 3. Property Viewings & Offers

Once properties are selected and documents prepared, it’s time to view homes in person. For tenants, I’ll schedule tours and provide insights to help evaluate each property. When you’re ready to move forward, I assist in crafting a competitive rental offer to help you secure your desired unit. For landlords, I coordinate and attend showings, pre-screen potential tenants, and present applications for your review, helping you choose the most qualified renter.

Step 4. Lease Signing & Closing Preparations

When an offer is accepted, I handle lease preparation and signing, ensuring all terms comply with Ontario’s Residential Tenancies Act. I manage deposit collections, confirm agreement details, and prepare both parties for a smooth lease start. Landlords can rely on me to ensure all paperwork is accurate and protective of their investment, while tenants can feel confident knowing the process is handled professionally and transparently.

Step 5. Closing Preparations

In the final days before move-in, I coordinate essential closing steps to ensure everything is ready for possession. This can include confirming deposit and first-month rent payments, organizing any last-minute repairs, cleaning, or touch-ups, and providing detailed move-in instructions. For tenants, this step ensures a stress-free transition to your new home. For landlords, it guarantees your property is properly prepared for turnover.

Step 6. Key Exchange & Move-In

On possession day, I manage the official key exchange, handing over keys, fobs, remotes, and any essential documents to the new tenant. This marks the official start of the lease term and occupancy. I ensure the key exchange is handled efficiently and professionally, providing peace of mind to both landlords and tenants.

Toronto Rental Market FAQs

Yes, Ontario has rent control regulations in place.

However, most newly built units, including new condo buildings, additions to existing properties, and most newly created basement apartments that were first occupied for residential use after November 15, 2018, are exempt from rent control.

When submitting an offer, you’ll be required to provide a deposit using a bank draft, certified cheque, wire transfer, or direct deposit. If your offer is accepted, the deposit must be delivered to the listing brokerage within 24 hours of acceptance.

For example, if you make an offer on an apartment at 6 p.m. on Monday and it’s accepted three hours later at 9 p.m., you must submit the deposit to the listing brokerage by 9 p.m. on Tuesday.

You’ll typically need proof of employment/income, recent pay stubs or bank statements, a full credit report, photo ID, and a completed rental application. Some landlords may also request personal or professional references.

In Toronto’s competitive market, well-priced rentals often lease within a few days. Having your paperwork ready can help you secure a unit quickly.

No. In most cases, working with a real estate agent to help you find a rental property in Toronto is completely free for tenants, the landlord typically pays the agent’s commission. I can’t speak for other agents, but when you work with me, there are absolutely no fees or hidden charges. My tenant services are 100% free, from the initial property search to lease signing and key exchange. You get professional guidance and support at no cost to you.

Sometimes. If a unit has been sitting vacant or priced above market rates, landlords may be open to negotiation. Your real estate agent can help position your offer strategically.

This varies by property. Some rentals include utilities, parking, or storage lockers, while others do not. Always confirm what’s included before signing a lease.

According to the 2025 Q1 Rental Market Report provided by the Toronto Regional Real Estate Board, the average rent for the city of Toronto is as follows:

Studio = $1,872

One Bedroom = $2,377

Two Bedroom = $3,168

Three Bedroom = $3,996

No, you don’t need a leasing agent to rent in downtown Toronto. However, working with a real estate agent offers significant advantages due to their specialized knowledge of local neighbourhoods and the rental market. Having an agent who represents your best interests is especially valuable, as landlords often have their own Toronto rental agents working on their behalf.

With proper marketing and pricing, most Toronto rentals lease within 1–3 weeks. Demand depends on property type, location, and time of year.

enant screening is one of the most important steps in protecting your investment. While many agents stop at basic document collection, I use a detailed 20-step screening process for every applicant to help you secure reliable, AAA tenants. This process thoroughly assesses financial stability, rental history, employment verification, and overall application strength.

I review employment letters, pay stubs, full credit reports (including score and payment history), landlord references, and personal references when applicable. I also evaluate the overall application package against current market standards to identify any potential red flags. My goal isn’t just to fill your property quickly, but to help you secure a tenant who will pay on time, respect your property, and complete the lease term.

By following this structured process, I help reduce your risk of problem tenants and give you greater peace of mind throughout the lease.

It’s ideal to work with a REALTOR® early in the process to receive expert guidance. Most tenants begin searching and attending showings about 30 to 60 days before their desired move-in date. This timeframe offers the best selection of listings and increases your chances of finding the perfect home to move into on schedule.

In Ontario, tenants generally have the right to keep pets in their rental units. Under the Residential Tenancies Act, any clause in a lease agreement that prohibits pets is considered void and unenforceable. This means that even if your lease states “no pets,” you are legally allowed to have a pet in your home.

However, there are exceptions to this rule. Landlords can request the removal of a pet if it causes significant damage to the property, creates excessive noise, poses a danger to others, or if the landlord or another tenant has severe allergies. Additionally, if the rental unit is part of a condominium, the condominium’s bylaws may prohibit pets, and these rules must be adhered to.

Regarding pet fees, landlords in Ontario are not permitted to charge additional fees or deposits specifically for pets. Any clause in a lease agreement that requires a pet deposit is also considered void and unenforceable .
